Guidance notes for renting
Please read the following notes in detail to ensure no misunderstandings or unnecessary costs.
Having found a suitable property
All individuals who will be regularly living in the property must fill out an application form and will be named on the tenancy. All such individuals will be named on the tenancy and will subsequently be jointly and severally responsible for all the terms of the tenancy. For professionals we will always take at least two forms of references/credit checks depending on the individuals circumstances.
Funds prior to moving into the Property.
On application a holding fee of 40% + VAT (48% including VAT) of one months rent is payable, this fee covers referencing costs, legal documentation and general administration. This initial fee is non refundable except for unforeseen circumstances when the landlord withdraws the property from the market. The deposit which is between one month and six weeks rent must be paid at reservation. Once the deposit is paid should the tenants change their mind this is also non-refundable. The first months rent must be received in cleared funds by the move in date.

Usually an assured shorthold tenancy for a minimum of six months.

This is refundable at the end of the tenancy following the inspection of the property, confirmation of service accounts being paid up to date and a forwarding address being supplied. Where we are acting for a landlord they may wish to inspect the property prior to returning the deposit.
Confirmation of tenancy
Final formal confirmation of occupancy can only be given once all references have been returned, the legal documentation has been signed and dated and all monies have been cleared.
During the tenancy
Unless specifically agreed the tenants are liable for all the utilities/services e.g. gas, electricity, water, sewage, council tax, telecommunications charges, TV license and any costs associated with satellite television. The tenant is liable for all the terms of the tenancy, the details of which must be read in advance of signing the tenancy.
If you leave the property prior to the end of the tenancy
The landlord is still entitled to hold you liable for your obligations under the terms of the tenancy agreement. Please contact the office at your earliest convenience to discuss your legal obligations and potential options.
